Main results

  • In May, 155,241 properties were registered in the property registers, 22.6% fewer than in the same month of the previous year.
  • Registered housing sales decreased by 21.5% as compared with May 2023.

The number of property transfers recorded in the property registers (from previously executed public deeds) in the month of March was 155,241, which was 22.6% less than in the same month of 2023.

As for registered property sales, the number of transfers was 85,378, with an annual decrease of 22.1%.

Sales recorded in land registers

86.9% of registered sales in May were urban properties and 13.1% were rural properties. In the case of urban property sales, 59.3% were house purchases and sales.

In May, the number of rural property sales decreased by 22.6% in the annual rate, while there was a 22.0% decrease for urban properties. Within the latter, housing sales recorded an annual decrease of 21.5%.

Registered housing sales

92.3% of the housing transferred by sale in May were free and 7.7% were protected.

In annual terms, the number of homes on the open market sold by purchase decreased by 21.7% and the number of protected housing decreased by 19.1%.

20.7% of the housing transferred by sale and purchase in May were new and 79.3% were used.

The number of new home transactions fell by 14.4% compared to May 2023 and that of used homes by 23.2%.

Results by Autonomous Community

Castilla y León (-7.4%), Comunidad Foral de Navarra (-9.0%) and País Vasco (-14.5%) recorded the lowest decreases in May in the total number of properties transferred. 

In turn, Galicia (-34.3%), La Rioja (-32.2%) and Castilla - La Mancha (-27.8%) showed the greatest decreases.

Regarding the registered housing sales and purchases, the Autonomous Communities with the lowest decreases were País Vasco (-3.0%), La Rioja (-8.6%) and Extremadura (-14.2%).

In turn, Principado de Asturias (-25.8%), Andalucía (-25.0%) and Cataluña (-24.5%) registered the most negative rates.

The data for 2024 are provisional and will be reviewed when the data for the same period next year are published. All results of this operation are available on INEbase.

Methodological note

The Statistics on Transfer of Property Rights provide information on the number of rights on transfers of property during the reference month, on a national level, by province and Autonomous Community.

All information on transfers of property is taken from the information contained in the Land Registers for the whole country, by virtue of a partnership agreement signed in 2004 by both institutions.
