Main results

  • In March, 166,239 properties were registered in the property registers, 19.6% less than in the same month of the previous year.
  • Registered housing sales and purchases decreased by 19.3% compared to March 2023.

The number of property transfers recorded in the property registers (from previously executed public deeds) in the month of March was 166,239, which was 19.6% less than in the same month of 2023.

As for registered property sales, the number of transfers was 88,511, with an annual decrease of 20.0%.

Sales recorded in land registers

86.0% of registered sales in March were urban properties and 14.0% were rural properties. Among urban properties, 58.9% were home sales and purchases.

In March, the number of rural property sales increased by 19.2% in annual rate and the number of urban property sales by 20.1%. Within the latter, housing sales and purchases recorded an annual decrease of 19.3%.

Registered housing sales

93.0% of the housing transferred by sale in March were open market and 7.0% were protected.

In annual terms, the number of homes on the open market sold by purchase decreased by 18.5% and the number of protected housing decreased by 28.8%.

19.9% of the housing transferred by sale in March were new and 80.1% were used.

The number of new home transactions fell by 14.0% compared to March 2023 and the number of used ones by 20.5%.

Results by Autonomous Community

Comunidad Foral de Navarra (3.4%) and Cantabria (0.3%) recorded the only annual rates of positive variation in the total number of transferred housing in March.

In turn, Andalucía, Illes Balears (both -26.6%) and Región de Murcia (-26.1%) registered the lowest.

Looking at the sales and purchases of registered housing, the only autonomous communities that presented increases were Comunidad Foral de Navarra (37.6%) and Cantabria (3.5%).

In turn, Illes Balears (-39.0%), Castilla y León (-30.0%) and Extremadura (-28.9%) recorded the most decreases.

The data for 2024 are provisional and will be reviewed when the data for the same period next year are published. All results of this operation are available on INEbase.

Nota metodológica

The Statistics on Transfer of Property Rights provide information on the number of rights on transfers of property during the reference month, on a national level, by province and Autonomous Community.

All information on transfers of property is taken from the information contained in the Land Registers for the whole country, by virtue of a partnership agreement signed in 2004 by both institutions.
